Professional Marketing
We market your property using professional photography and comprehensive online exposure. Listings are syndicated across major rental platforms including Zillow, Trulia, Realtor.com, HotPads, and Facebook Marketplace, as well as the Intermountain Multiple Listing Service (MLS). Yard signage and open houses are also used when appropriate to secure qualified tenants quickly.

Thorough Tenant Screening
We carefully screen prospective tenants through a detailed application process that includes verification of employment, income, rental history, and personal interviews when appropriate. Our goal is to place responsible tenants who will care for your property and fulfill their lease obligations

Lease Management & Financial Reporting
Rent collection and owner payments are facilitated through a secure online platform that tracks payments, documentation, and reporting. Owner proceeds are typically deposited by the 7th or 8th of each month, with detailed reporting and receipts provided for any maintenance or repairs completed.

Property Inspections
We conduct move-in inspections with tenants to document the property's condition and again at move-out to ensure accountability for damages beyond normal wear and tear. In addition, we perform scheduled property walkthroughs during tenancy to confirm proper care of the home and identify any maintenance concerns early.

Maintenance Coordination
Repair requests are coordinated through our team and submitted to the owner for approval when necessary. We work with trusted contractors to obtain competitive pricing and oversee repairs. Spencer Group often coordinates payment to vendors and provides documented receipts to owners.

Seasonal Property Care
We help protect your property by coordinating seasonal services such as sprinkler start-ups in the spring and winterization when necessary.

Flexible Management Agreement
Owners may withdraw from our management agreement with sixty days’ notice should the property be sold, transferred, or if services are no longer needed
